COVENANTS AND BYLAWS
All lots are subject to protective covenants which are designed to maintain the quality and appearance of Quail Valley Estates for the benefit of all homeowners. There are two separate groups of Covenants as described below. The Board of Directors of the Quail Valley Maintenance Association is also governed by Bylaws, which can be found below.
GROUP 1
When the first block and section of Quail Valley Estates was developed, a Declaration of Protective Covenants was recorded in the Office of the County Commission of Mercer County. As subsequent blocks and sections were developed, documents were recorded adopting the original covenants. Thus, the following areas are subject to the same set of covenants, designated as
Group 1:
· Block 1, Section 1
· Block 1, Section 2
· Block 2, Section 1
· Block 3, Section 1
Group 2:
· Block 3, Section 2
· Block 3, Section 3
These sections in Group 2 are subject to a separate set of covenants. However, they are the same as Group 1 except the building set back restrictions differ, the amount of off- street parking to maintain is greater and boats, trailers, campers, rvs, etc., may not be stored on lots.
